Scope:
• Review documents and conduct interviews of persons having knowledge about deteriorated physical condition of buildings
• Make recommendations to client as to potential theories and sources of recovery stemming from deteriorated physical condition of buildings
Key Facts:
• Project was originally a 336-unit garden style apartment complex that was converted to condominium in 2005
• The Board of Directors commissioned various engineering studies to address water infiltration issues following transition from developer to Board of Directors
• Engineering reports revealed substantial physical deterioration which could have a substantive impact on condominium fees
